When you fill out the offer form on this site, you give us:

• the property address
• the condition of the house and how soon you want to sell
• your first and last name, phone number, and email address
• whether you checked the box agreeing to receive text messages

Your browser also tells us, automatically:

• advertising parameters attached to the link you arrived on — for example gclid, fbclid, and utm_ tags — which tell us which ad or search brought you here
• the page you landed on and the site that referred you
• your browser and device type (the “user agent”)

We do not ask for and do not want your Social Security number, bank details, or any payment information. Never send those through this website.

We use what you give us to prepare and discuss a cash offer on your property, and to contact you about it by phone, text, or email. We use the advertising parameters to understand which ads produce real enquiries, so we do not waste money on ads that do not.

We do not sell your personal information, and we do not share it with other home buyers, investor lists, or lead brokers.

Submissions from this site are delivered to us by email. We keep no customer database on this website. The service providers involved are:

• Vercel — hosts the site and serves these pages.
• Resend — delivers your submission to our inbox as an email.
• Google, Microsoft, and Meta — advertising and analytics. See the next section.
• HighLevel (LeadConnector) — the CRM and texting platform we use to reply to you by text.

We may also disclose information where the law requires it, or to our attorney, title company, or closing agent when a transaction is actually under way.

This site may load measurement tags from Google (Google Analytics and Google Ads), Microsoft (Bing), and Meta (Facebook and Instagram). These set cookies or similar identifiers so those platforms can report that an ad led to an enquiry, and so we can show ads to people who have visited this site. They may combine that signal with data they already hold about you.

You can limit this yourself, independently of us:

• Your browser’s own settings for blocking or clearing cookies.

We do not currently respond to browser “Do Not Track” signals, because there is no agreed standard for what a site must do when it receives one.

The offer form has two separate text-message checkboxes. Both are optional and unchecked by default, and you can get an offer without checking either one. The first lets Flux Home Buyers LLC text you about your own request: your property, your offer, appointments and closing. The second lets us send marketing texts, such as updated cash offers. Consenting to texts is not a condition of receiving an offer or of selling your house to us. We record the exact wording you agreed to, and when, so both sides have a clear record.

No mobile information will be shared with third parties/affiliates for marketing/promotional purposes. Information sharing to subcontractors in support services, such as customer service, is permitted. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

You can ask us what information we hold about you, ask us to correct it, or ask us to delete it. Email support@fluxhomebuyers.com or call (945) 262-9516 and tell us what you want done. We will not treat you differently for asking.

Depending on where you live — California, Colorado, Connecticut, Texas, Virginia and other states have their own privacy laws — you may have a formal right to access, correct, delete, or obtain a copy of your information, and to appeal if we decline. The same contact details above are how you exercise those rights. We do not sell personal information or share it for cross-context behavioral advertising in the sense those laws define.

To stop hearing from us entirely, reply STOP to a text, ask us on a call, or email the address above.

Enquiries live in our email inbox. We keep them while we are working with you and for a reasonable period afterwards for our business records, unless you ask us to delete them sooner.

This site is for adults selling property. We do not knowingly collect information from anyone under 18.

The site is served over HTTPS and submissions are transmitted encrypted. No method of transmission or storage is perfectly secure, and we cannot guarantee absolute security.

If we change this policy we will update the effective date at the top. Material changes will be posted here before they take effect.
